Tucson Real Estate Exchanger: Who are they? Where did they come from? What can they do for ME?

Exchanging is the Second Oldest Profession in the world! It began immediately after Adam & Eve and has evolved into a multi-billion dollar business today.

Exchanging in Real Estate became legal from an IRS standpoint when it was put into existence as “Section 1031” just before 1929, from that time until 1960 exchanging was done strictly on an individual basis. In 1960 a distinguished realtor named Bill Lighthall became interested in exchanging with an organized group. Bill became the father of our State organization which was the beginning of the “Traders Club” in Phoenix, Arizona. A short time later the Tucson Traders Club came into existence.

In 1961 the group’s became organized on a state level and held their first seminar in Phoenix and became officially known as the International Traders Club, chapter 16. The first president of the Phoenix, Arizona organization from 1961-1962 was Charles Cecil Grutzmacher he was one of the best exchange educators of the time who was trained by Richard Reno, a realtor from San Diego, California.

This name continued until 1965 when it was decided that we would be associated with the Arizona Association of Realtors (AAR). In 1966 we became known as the Arizona Association of Real Estate Exchangors. At that time there were weekly meetings held in Phoenix & Tucson with annual Marketing Sessions held twice a year in Phoenix and once a year in Tucson when exchangers from around the US would come to exchange properties from coast to coast. At that time membership numbered in the 100’s of professionals all exchanging properties for their clients. In 1967 with fast growth happening within the organization there was a national publication started for Exchangors called “Traders Topics”, this led to a course being adopted with specialized training in Real Estate Exchanging, once passed you held the CPE Certification (Certified Property Exchangor). Today this designation is referred to as the CCIM designation.

From that time moving forward there have been many excellent educators who have taught exchanging to the Professional Realtors who make up the exchange groups today. In the beginning there were no forms in existence to use for the purpose of exchanging. Through the use of Professional Educators, Realtors & Real Estate Lawyers gradually basic forms were developed for the exchange process that is used today. One of the most important forms in existence that has been tried over time through legal procedures across all state boundaries and has always prevailed is the “Agreement for Exchange of Property”.

The Tucson Real Estate Exchangors have been in existence since its inception some 50 years ago as an Organized Professional Exchange group. Today this Exchange organization is alive and very actively exchanging properties in today’s market.
